Downtown St. Petersburg Condo Sales statistics

Every week the top Realtors in the St. Petersburg real estate market place get together to discuss what is happening in our local real estate market. These business professionals sell listings before they have time to go into the Multiple Listing Service, MLS, and network to find the best business partners in the industry.

One of these partners is Frank Gregoire, a local expert real estate appraiser.

Thanks to Frank, these Realtors and industry professionals stay informed of actual sales statistics that impact property values in the St. Petersburg and beach areas.

This past week Frank focused on downtown St. Petersburg condominiums and this is what he found:

Looking at the Downtown St. Petersburg condominium market

According the Mid Florida Regional Multiple Listing Service as of Feb 16, 2012 there were only 76 active listings in downtown St. Petersburg for condos. Of these 22 are distressed, meaning short sale, pre-foreclosure or bank-owned.

In the last 12 months there were 130 sales in of downtown condos

The number of listings has remained constant over the past 6 months

The median sales price has increased by 7%in just the past quarter

Currently we have an 11 month supply of condominium listings in downtown St. Petersburg

The absorption rate is 9 units per month for all downtown condos

There are 36 active listings on Beach drive and downtown waterfront condo, including Vinoy, 400 Beach Drive, Parkshore Plaza, Bayfront Tower and Signature Place

8 of the 36 are under contract

Only 8% are offered under distressed conditions

In the past 12 months there were 58 sales reported by the Pinellas Multiple Listing Service

Frank did notice luxury condominiums priced over $1,000,000 are starting to come back on the market.

  • Don’t quit your job!
  • Don’t switch banks or deposit large sums of cash during the loan process! ONE OF THE MOST COMMON ONES
  • Don’t co-sign or take out any new loans, credit cards, etc.!
  • Don’t let anyone pull your credit for any reason whatsoever! Once the loan is already in process
  • Don’t forget to inform your loan officer about any changes financially or otherwise that may impact your ability to repay the mortgage during the loan process!
  • Don’t commit loan fraud!
  • Don’t move large amounts of monies or cash from one account to the other without discussing this with your Loan Officer or Processor first!
  • Don’t pack away your financial information and other important information before you receive the clear to close from Integrity! VERY COMMON
  • Don’t stop making your required loan, credit card, and other bills/payments after you apply for the mortgage!
  • Don’t assume, ALWAYS check with your Loan Officer and/or Processor if you have a question with your loan documents or financial data!
  • Don’t charge or increase your credit card balances during the loan process!
  • Don’t pay off large amounts of credit card balances or bills without first discussing this with your Loan Officer!

Each week Frank Gregoire, a local real estate expert appraiser, brings us the latest sales statistics for our local real estate market. This week the focus was on the Historic Old Northeast neigborhood in N.E. St. Petersburg.

Historic Old Northeast is defined as 5th Ave N north to 30th Ave N, 4th Str N east to the Tampa Bay & Coffee Pot Bayou

Currently there are 47 listings in the Historic Old Northeast

  • 27 of these homes are actively on the market
  • 20 are pending contract
  • 34% of the 47 listings are distressed listings (short sale or bank-owned)

 

Of the non-distressed properties in the Old Northeast, the median sales price for the past year is $319,000 and there have been 70 sales.

The distressed properties that have a median sales price of only $220,000. There have been 33 homes sold in past year, which is 30% less than a non-distressed home sales!
