A Frank Moment:

Each week Frank Gregoire, a local real estate expert appraiser, brings us the latest sales statistics for our local real estate market. This week the focus was on the Historic Old Northeast neigborhood in N.E. St. Petersburg.

Historic Old Northeast is defined as 5th Ave N north to 30th Ave N, 4th Str N east to the Tampa Bay & Coffee Pot Bayou

Currently there are 47 listings in the Historic Old Northeast

  • 27 of these homes are actively on the market
  • 20 are pending contract
  • 34% of the 47 listings are distressed listings (short sale or bank-owned)

 

Of the non-distressed properties in the Old Northeast, the median sales price for the past year is $319,000 and there have been 70 sales.

The distressed properties that have a median sales price of only $220,000. There have been 33 homes sold in past year, which is 30% less than a non-distressed home sales!

A Frank Moment

Frank Gregoire, with Gregoire and Associates, is a local real estate appraiser. He shared some information from his recent trip to Anaheim California for the National Association of Realtor Convention. He sat on the board of appraisers and gave us some great news from the convention.

 

November 10-16, 2010 there were 288 new listings

59% were non-distressed

November 10-16, 2011 there were 226

61% were non-distressed

Seeing fewer listing and much fewer REO listings. As a result, median price is going up. Doesn’t mean that values are necessarily going up but for the most part the low end has moved off of these markets.

Taking a look Shore Acres Neighborhood in NE St. Petersburg

Separated between waterfront and non-waterfront homes and did not include Venetian isles

There are only 3 waterfront listings in on the market – only one is active and it is not a short sale. Last year there were 17 waterfront sales.  There have not been any REO sales since February of 2011.

Looking at non-waterfront homes in Shore Acres – there are 3 active listings and 2 are short sales. The most recent REO sale was in June of 2011. Last year there were 23 sales.
