The following sales numbers were derived from the Mid-Florida Realtor Multiple Listing Service and the Pinellas Realtor Organization and presented by Frank Gregoire of Gregoire & Gregoire Appraisers. Frank is a local real estate expert apprasier and offers up-to-date real estate statistics for the St. Petersburg and surrounding areas every Thursday at URBN Pitch.

Looking at the sales numbers for Thanksgiving week compared to Thanksgiving week the previous year.

  • Last week there were 141 new listings versus 210 homes put on the market in 2010. That is a drop of 32% in home inventory!
  • In the past week 55% were non-distressed (NOT a short-sale, pre-foreclosure, REO, bank-owned).
  • Of the 45% that were distressed homes only 16 were bank-owned. Same week the previous year there were 66 bank-owned!

(Scott Samuels, who is a Realtor with KW St. Petersburg specializing in Bank-owned listings,  commented that there are new assignments coming up from the Banks and these will be new listings hitting the market in Jan 2012.)

  • Right now in Pinellas County there are 6402 single family homes listed for sale, 36% of these are under contract or pending sale. This leaves  4080 homes that are not under contract – 2790 of which are non-distressed.
  • Of the 3612 properties under contract – 72% of those are distressed.
  • Last year there were 8881 sales, 46.6% of the sales were distressed.
  • For the month of November 2011 there were 564 single family residential homes (SFR) sold– 46% were distressed.
  • November 2011 there were 543 home sales (amazing looking at the decreased inventory). 43% of the sales were distressed.
  • November 2010 median sales price 128,000
  • November 2011 median sales price $115,000

Supply demand ratio provided by the Pinellas Realtor Organization.

  • October 2011 there were 2.15 homes available per buyer
  • October 2009 there were 5.95 homes available per buyer.

Pinellas Realtor Organization Joanne Sloan will teach a class on negotiating.
This one day class is $99, lunch included, and you can earn 7 continuing
education credits. The class also counts as credit for ABR and towards PMN
(Perfromance management network).

Andrew Deitch with Bank of America has an upcoming event.  Debra Jones ‘Street Savvy Selling’ will be on July

Our First downtown URBN Pitch

 

The URBN Pitch, Your Realtor Business Network, launched with huge success this past Thursday, June 2nd with Realtor and Brokers from Coldwell Banker Residential, RE/MAX Metro, Keller Williams Realty and affiliate business such as Mortgage, Title, Marketing and Waste Removal.

Frank Gregoire of Gregoire & Gregoire, a well known appraiser who specializes in the St. Petersburg area, presented some very valuable sales statistics from the most recent sales on Venetian Isles waterfront and Snell Isle waterfront.

Following the latest Standard’s and Poor/ Case-Schiller Home Price Index showed a decline of 4.2% in the first quarter of 2011, Frank shared some positive signs in our local real estate market.

Here are a few of the highlights for Venetian Isles neighborhood Waterfront Home Sales:

  • 16 active listings priced from $400,000 – $1,799,000 with only 1 distressed property listing
  • Only 1 distressed property (short-sale) equals only 6% of the active listings compared to the market average of 20-25% are distressed listings
  • The median list price is $800,000
  • In 2010 there were 25 sales ranging from $290,000 – $1,335,000 with a median sales price of $425,000. Six of these sales were distressed properties
  • In the first quarter of 2011 there was only one sale in Venetian Isles.
  • In the 2nd quarter of 2011 there have been 13 closed waterfront sales leaving only a 6 month supply of inventory. A 6 month supply means a normalized market! The absorption rate for this year has been 4 homes/month!
  • From June 2010 through December 2010 there were 11 sales with a median price of $425,000
  • So far this year there have been 13 sales with the median sales price of $465,000

 

These numbers came from a recent appraisal Frank performed for an agent who was taking a new listing on Venetian Isles. The seller wanted to sell their home quickly and the agent recommended doing an appraisal prior putting the home on the market. The seller took their agents advice, had the appraisal done and sold the home after ONLY 2 DAYS AFTER RECEIVING 3 OFFERS!

Sales statistics were also shared for Snell Isle waterfront including Monterey blvd, Snell Isle Estates, Eden Isles and Brightwaters.

  • Currently there are 26 active listings ranging from $325,000 – $11,500,000
  • 4 properties are under contract
  • Only 1 short sale listing at $1,200,000
  • 20 sales in the past 12 months ranging $155,000 – $3,150,000 with the median price of $1,100,000
  • The number of listings has dropped in the past 12 months and the median list price has actually increased.
